1. Introduction and acceptance of these terms

These Terms of Service ("Terms") govern your use of the website at https://apartmentlocatortexas.com (the "Website") and the apartment locating services offered through it under the name Apartment Locator Texas. The Website and services are operated by Raul Medina, a real estate agent who provides apartment locating services through the real estate brokerage United Realty Group of Texas ("we," "us," or "our").

By using the Website or our services, you agree to these Terms. If you do not agree, please do not use the Website. These Terms take effect on October 15, 2026.

2. Description of services

We help people find apartments in the San Antonio, Texas area. Through the Website you can:

• request free apartment locating help by telling us what you are looking for, such as size, budget, move-in date and preferred area;
• browse apartment deals, including current starting prices and move-in specials;
• search for apartments in an area you draw on a map, including communities that may consider applicants with past rental or credit challenges;
• schedule a phone call with an apartment locator;
• review apartment lists that a locator prepared for you and tell us which apartments interest you; and
• for property managers, submit a community to be considered for our referral network.

Our locating service is free to renters. Participating apartment communities pay us a referral fee when someone we refer leases with them.

We also use internal tools, available only to our staff, to manage client requests and to prepare and publish marketing content about apartment communities, such as photo posts on social media.

3. Apartment listings and pricing

• Prices, availability, specials and other listing details come from apartment communities and public sources and can change at any time without notice.
• Move-in specials and concessions are set by each community and are subject to its own requirements, such as lease length, approval and move-in date.
• A listing may show a community's starting price, which can be lower than the price of the specific apartment or floor plan shown in photos.
• Some listings do not show the community's name until you speak with us.
• Please confirm all prices, fees, specials and terms directly with the community before you apply or sign a lease.
• We do not guarantee that any apartment will be available, that any special will apply to you, or that any application will be approved. Each community applies its own screening criteria.

4. Your responsibilities

When you use the Website, you agree to:

• give accurate, current information about yourself and your apartment search;
• submit information only about yourself, or about someone else only with their permission;
• not use the Website for any unlawful, fraudulent or harmful purpose;
• not interfere with the Website, attempt to access accounts or areas you are not authorized to use, or collect data from the Website by automated means; and
• not upload or submit material that you do not have the right to share, or that infringes anyone's intellectual property or other rights.

5. Third-party services

The Website relies on services provided by other companies, for example for hosting, email delivery, fonts and maps, and our staff use services such as Google and TikTok to manage and publish marketing content. Those companies have their own terms and privacy policies, which apply to your use of their services. If you use a third-party platform in connection with our services, you are responsible for following that platform's terms. Third-party services can change, be interrupted or stop working, and we are not responsible for them.

6. Social media publishing and TikTok integration

Not yet available. A TikTok integration is being developed and is not yet available. This section describes how it will work once it is offered, and we will update these Terms if anything changes.

• The integration will let authorized users of our internal tools connect a TikTok account through TikTok's official sign-in and authorization process.
• Users choose which photos, titles and captions to send, and approve each one before anything is sent to TikTok.
• Content will be sent to the connected account's TikTok inbox as a draft, where the user reviews, edits and decides whether to post it in the TikTok app.
• Users must have the right to use every photo, video, caption and other material they send to TikTok.
• Sending content depends on TikTok's rules, permissions and the availability of TikTok's services. TikTok may limit, refuse or remove content.
• We do not guarantee that content will be published, or any particular reach, views, engagement or results.
• A connected TikTok account can be disconnected at any time, as described in our Privacy Policy.

7. Intellectual property

The Website's original text, design, software and branding belong to us or our licensors. You may use the Website for your personal apartment search, or, for property managers, to submit your community. You may not copy, republish, sell or create works from the Website's content except as the law allows.

Apartment photos, names and descriptions may belong to the apartment communities or other owners, and we do not claim ownership of them. Information and material that you submit to us remains yours; you give us permission to use it to provide and operate our services, as described in our Privacy Policy.

8. Disclaimers and limitation of liability

The Website and its content are provided "as is" and "as available." To the fullest extent permitted by law, we do not promise that the Website will be uninterrupted, error-free or secure, or that listing information is complete, accurate or current.

To the fullest extent permitted by law, we are not liable for indirect, incidental, special or consequential damages, or for losses arising from: reliance on listing information that a community or other source provided; decisions made by apartment communities, including application decisions; interruptions or errors of the Website; or the acts, policies or outages of third-party services, including TikTok and Google.

Nothing in these Terms limits any right or remedy that cannot be limited under applicable law, including your rights under Texas real estate law and consumer protection law.

9. Changes to these Terms

We may update these Terms from time to time. When we do, we will post the updated Terms on this page and change the "Last updated" date at the top. If a change materially affects how we handle your information or your rights, we will give additional notice where the law requires it, for example on the Website or by email.

10. Governing law

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules, except where other law applies.
